Where possible try ensuring there is a shower in the property. Statistically 50% of tenants prefer showers to baths so try to ensure that both those boxes are ticked!!"
"Likewise window casements and locks need to be in good order for obvious security reasons, boilers, heaters and chimneys need to have been regularly serviced and checked. Gardens should be easy to maintain, well stocked borders may look attractive but are harder to keep on top of. It is also vital that all legislation is complied with when letting out your property, the penalties for failing to deal with such regulations as Gas Safety, energy performance checks and deposit protection are rightly tough."
