Happy New Year from Mark Bielby, our Sales Director from Newport - Goodbye 2022 and Hello 2023 what surprises will you have in store for us all I wonder? My predictions are that its going to be a steady year and there is nothing wrong with steady. Steady means stable and stable means that everything will be Ok.
Inflation should not now be raging ahead, Mortgage interest rates will have stabilised and although more expensive than they were are still much cheaper than they were for the majority of my mortgage paying life, and job security? well it’s likely that the jobs market will still be flourishing hopefully!
So then we come to the property market, so far the market is showing some amazing resilience although admittedly we are seasonally slower at this time of year we managed 8 great sales ranging from just over £100,000 to Over £800,000 with every price range in between. The rate of sales has for the moment slowed but that’s not necessarily bad news as this will give prospective purchasers the opportunity to get their property on the market before their intended new home sells to someone else. One thing I have noticed is the return of the lower offer now the the media are pedalling price falls, which by the way has not been the case here , unless the properties have been very speculatively valued, this last month we had one property sold for over asking price, 2 at asking price and the rest sold very very close to asking price which again is the sign of a normal market, good valuation is key to a successful sale and in my mind experience counts.
Which brings me onto a quick introduction to the staff here at our Newport office - Firstly of course there is myself, Mark Bielby FNAEA with over 35 years of professional estate agency under my belt, I know I only look 40 !!
Michelle Roberts who has worked for Barbers for over 10 years and has a great rapport with customers and with solicitors giving honest and knowledgeable advice and always willing to go the extra mile.
Pat Kirk, a veritable mine of information! Pat has seen it all and first worked for me back in the early 2000’s.
Sue Shanks takes care of many of our viewings but also helps out here in the office and always has a polite and kind word for our customers being brilliantly friendly.
Faye Bielby, yes she is my wife (lucky me) - Faye takes care of admin and makes sure that your property goes onto the market in the most perfect way possible.
Lynsey Wilkinson recently joined us but brings a wealth of experience dealing with customers over the years.
And finally we also have Sophie Wilson who is currently on maternity leave but rejoins us at the end of February which we are all very excited about as we have missed her terribly.
