To help make your home more noticeable and stand out from the crowd, here are Barbers top tips:

1. Take a buyer perspective

Disassociating yourself from the property can really help you to view it as a product to be sold, rather than your own personal space. Avoid clutter and consider placing unnecessary personal items in storage to help the buyer more easily envisage themselves living there. If you have a pet, consider putting them outside or asking a friend or family member to look after them during the viewing, as this can distract a potential purchaser. To avoid animal smells it is also a good idea to light scented candles or use plug in air fresheners prior to the viewing to ensure that your house appears welcoming and fresh.

2. Street appeal

The way the property is presented both inside and out is critical. This means concentrating as much on the external aspects of the house, such as the front garden, driveway and external facade, as you would on internal areas. First impressions can often influence a house-hunter's decision even before they have entered the property. At the very least make sure that the front garden and driveway/path is tidy and presentable.

3. Ensure neutral decor and plenty of light

If necessary, re-paint key rooms like the lounge in a neutral colour to give it as much appeal as possible. Light decor can also help the property seem spacious, while opening curtains and blinds will maximise the amount of natural light. If you have a viewing in the evening, think carefully about how best to light each room. Natural light is a good thing, but too much artificial lighting can seem stark.

4. Repair and revitalise

Applying a coat of paint to worn walls, re-grouting the bathroom surfaces and replacing any broken fixtures can really help give your home a new lease of life. Taking the time to ensure that things like door bells and light bulbs function as they should will definitely be well worth your while. Although these tips may seem very obvious, we guarantee that if you follow them potential buyers will be much more interested in your property.
