Legionnaires disease is a water-borne bacteria found in artificial water systems, water tanks, showers and taps. There are many strains of the disease ranging from a four to five day flu symptom through to a pneumonia like illness that can be fatal. These bacteria are widespread in water systems where the temperature of the water is such as to encourage the growth of the bacteria. People catch legionella by inhaling small droplets of water which may be suspended in the air and contain the bacteria. Stored and re circulated water can pose a particular problem.
Historically, legionella bacteria have been associated with larger water systems in places like hospitals and hotels however they can thrive and multiply in hot or cold water systems and storage tanks in flats and houses, and can be spread through the property by showers and taps. Whoever assesses the property must decide as to whether conditions are present for bacteria to flourish in water temperatures between 20C and 45C. In particular, areas of stagnant water, infrequently used outlets, debris in the system, and thermostatic mixing valves should all be considered and inspected. Risk assessments must also evaluate whether specific tenants, such as older people or those with existing illnesses or pregnancy, might be vulnerable to infection. Records of assessments will be valid for two years and should be kept for five years.
