Reasons To Sell Your Property In January

On the run up to Christmas, activity in the housing market slightly slowed down and we are seeing signs in all our branches that it is picking up again already in the start of 2023. With buyers feeling more confident after the festive break and ready for a fresh start, we feel that now is the time for our sellers to capitalise on this renewed interest and secure a quicker sale.

  1. With the Government announcing cuts to Stamp Duty until March 2025, now is a good time to move home if you want to save money. The cuts mean that you would pay 0% stamp duty on properties up to £250,000, and for first-time buyers you will pay no stamp duty on properties up to £425,000. Another way to help buyers and again remind them of this saving which will help our sellers.

  1. House prices saw continued growth throughout 2022, but with interest rates rising and mortgages becoming more difficult to secure, house prices are possibly expected to start declining in 2023 therefore using a professional, qualified local agent will ensure you get the best advice on your asking price and also on the negotiation process. If you're looking to achieve the maximum price for your home, it may be a good idea putting your property on the market sooner rather than later.

  1. Even with Barbers dedicated Sales Progression teams we still saw, in 2022, it taking an average of 150 days from a sale being agreed to completing, meaning that if you put your home on the market in January, you are more likely to be moving house during the Spring months. Spring and Summer are a great time to move as you benefit from longer days and warmer weather.

So taking these few reasons to have your property valued now please call one of your local offices to arrange a free appraisal – we look forward to hearing from you.
