The site is located just off the A53, and is a paddock is approximately 0.83 acres. The site is accessed via a single vehicle track which becomes a footpath. It comprises a rectangular field that is in agricultural use and which slopes downwards from south to north. It is adjoined by agricultural fields to its north, south and west. Boundaries between these fields are marked by hedges. To the east, the field is lined with a mature hedge and trees. Beyond this is a single car width track which is also a public footpath. This provides a pedestrian link from Wesleyan Road to Gravelly Hill.
No Tree Preservation Orders have been identified that affect the site. As the access track is also a public footpath it will be necessary to establish that there is the right of vehicular access along the track to Wesleyan Road.
On the Land Register the paddock is listed as Land Lying to the north side of Gravelley Hill, Market Drayton.

DIRECTIONS From Market Drayton take the A53 to Loggerheads, going straight over the three mini roundabouts to stay on the A53. Turn right on Wesleyan Road and then immediately right onto an unadopted lane that leads up to the land. Vehicle access is restricted as the track leads to a footpath and bridleway. At the top of the hill, the paddock is accessed through the righthand side gate.
MODERN METHOD OF AUCTION The land is for sale by the Modern Method of Auction which is not to be confused with traditional auction.
The Modern Method of Auction is a flexible buyer-friendly method of purchase where we do not require the Buyer to exchange contracts immediately. From the date the Draft Contract is received by the Buyer's Solicitor, the Buyer is given 56 days in which to complete the transaction, with the aim being to exchange contracts within the first 28 days. Allowing the additional time to exchange on the property means interested parties can proceed with traditional residential finance.
Upon close of a successful auction - or if the Vendor accepts an offer during the auction period - the Buyer will be required to make payment of a non-refundable Reservation Fee of 4.5% to a minimum of £6,000 including VAT, which secures the transaction and takes the property off the market. Fees paid to the Auctioneer may be considered as part of the chargeable consideration for the property and be included in the calculation for stamp duty liability. LOCATION The site is located in a rural area to the northeast of Loggerheads and to the north of Ashley Heath, It lies to the immediate south west of the A53 which runs between Market Drayton in the west to Newcastle-under-Lyme and Stoke-on-Trent in the east.
